- Identify and record ACM at the workplace (the Asbestos Register)
- Prepare a written Asbestos Management Plan
- Make both documents available to workers, contractors, and visitors as relevant
- Update the register whenever ACM is removed, disturbed, or newly identified
- Ensure removal work is carried out by a licensed contractor (us) under the Code of Practice

Commercial asbestos — FAQs
Do I need an Asbestos Register for my commercial property? +
Yes — under the Work Health and Safety Regulation 2011 (Qld), the person conducting a business or undertaking at a workplace (PCBU) must keep an Asbestos Register if the workplace was built before 31 December 2003, or if ACM is identified at the workplace. The register must be readily accessible to workers, contractors, and anyone else who may be exposed. We can refer you to a qualified asbestos assessor to prepare or update the register if needed.
Can you work around staff and tenants? +
Yes. Most commercial removals are staged outside trading hours, with controlled work zones, signage, and air monitoring where required. We coordinate with property managers, tenants, and (for strata) body corporate to keep disruption minimal.
How do you handle a fit-out where ACM is found mid-job? +
Stop work, isolate the area, and call us. We can usually attend the same day to scope the removal, issue a control plan, and sequence the removal around the fit-out programme so the trades can resume. We've worked with fit-out contractors and project managers across Brisbane on this exact scenario.
What documentation do you provide for body corporate / strata? +
Written quote and scope, site-specific control plan, clearance certificate on completion, and disposal receipts. For strata committees, this is the documentation typically needed to discharge the body corporate's WHS obligations and to file with the property records.
Do you carry public liability insurance suitable for commercial sites? +
Yes — full public liability cover, current certificate of currency provided on request. We can also provide our SWMS and licence documentation up front to be added to your contractor pre-qualification system.
What's the difference between an Asbestos Audit and an Asbestos Register? +
An audit is the inspection and assessment activity — physically identifying ACM, recording condition, photographing, sampling. The register is the document the audit feeds into; it's the ongoing record that has to be kept current. You need both; the audit creates and maintains the register.
