Why old cement-sheet roofs become a problem

Asbestos cement roofing was used widely in Queensland into the 1980s. Decades of UV, hail, and salt air degrade the cement binder, which is what holds the asbestos fibres in place. As the sheets get older you start to see:

  • Surface delamination, chalking, moss growth
  • Cracked or broken sheets from storms or foot traffic
  • Leaks at fasteners and overlaps
  • Poor thermal performance compared to modern roofing
  • Insurance and buyer hesitation at sale time

At a certain point, ongoing patching costs and risk outweigh the cost of a clean strip-and-replace.

Asbestos roof removal — FAQs

Can the old roof just be painted or coated over? +
Sealants and roof coatings are sometimes marketed as an alternative to removal. They're a temporary management measure at best — they don't remove the underlying ACM, and as the cement substrate continues to weather and crack, sealants fail. For a permanent solution, removal and replacement is the right call.
What do you replace the roof with? +
Most commonly Colorbond steel — quicker to install, longer-lasting, better thermal performance than the original cement sheet. We can coordinate replacement with a partnered roofer, or hand a clean substrate over to your preferred roofer once the ACM is gone and the structure is verified.
What about my solar panels? +
Solar must be removed by an accredited installer before roof removal can start, and reinstalled (or replaced if old) afterwards. We can coordinate the sequence with your solar contractor, or refer one — we don't touch solar ourselves because it requires its own electrical accreditation.
How weather-dependent is roof removal? +
Bonded asbestos roof removal needs still, dry conditions — high wind increases fibre dispersal risk, and rain compromises containment. We watch the forecast and reschedule when conditions threaten the work. Booking the new roof installation immediately after means you're not exposed to weather between removal and replacement.
How long does a house roof take? +
A standard 3–4 bedroom home with a Super Six cement sheet roof is typically removed and replaced over 2–3 days, weather permitting. Steeper or larger roofs run longer. Bay-by-bay industrial removals scale by area.
