Why old cement-sheet roofs become a problem
Asbestos cement roofing was used widely in Queensland into the 1980s. Decades of UV, hail, and salt air degrade the cement binder, which is what holds the asbestos fibres in place. As the sheets get older you start to see:
- Surface delamination, chalking, moss growth
- Cracked or broken sheets from storms or foot traffic
- Leaks at fasteners and overlaps
- Poor thermal performance compared to modern roofing
- Insurance and buyer hesitation at sale time
At a certain point, ongoing patching costs and risk outweigh the cost of a clean strip-and-replace.
