Services / Demolition

Asbestos-contaminated demolition.

Stripping and demolition for houses, sheds, garages, and outbuildings that contain bonded asbestos. One scope, one contractor, one set of paperwork — sequenced properly so the ACM doesn't contaminate the demolition waste stream.

When you need it

  • Knockdown rebuild. Pre-1985 home where the cost of renovation has outgrown the rebuild option.
  • Site clear for development. Subdivision, multi-unit, or commercial redevelopment of an older site.
  • End-of-life outbuildings. Sheds, garages, lean-tos that have reached the end of useful life and contain ACM walls or roofs.
  • Fire, storm or impact damage. Structurally compromised buildings with ACM that can't be salvaged.
  • Vendor sale prep. Removing problematic outbuildings before listing to clean up the title.

How a demolition job sequences

  1. 1

    Survey & quote

Inspection of structures for ACM, services check, written quote with itemised scope and timeline.

  2. 2

    Permits & disconnections

Demolition approval coordinated. Utilities formally disconnected. Neighbour notifications issued.

  3. 3

    Strip ACM

Every piece of bonded asbestos removed, packaged, and disposed under the Code of Practice. Clearance certificate issued for the ACM scope.

  4. 4

    Demolish & clear

Structural demolition, slab removal if quoted, full site clean. Waste streams kept separate so the ACM-free demolition material disposes cleanly.

Demolition — FAQs

What's different about asbestos-contaminated demolition? +
Standard demolition treats a building as one thing to be knocked down. Asbestos-contaminated demolition is sequenced: every piece of bonded ACM is identified, removed, packaged, and disposed of under controlled conditions before the main demolition starts. Skipping that step contaminates the waste stream, breaches WHS regulation, and creates a much bigger compliance and cost problem on the other side.
Do you handle full house demolition? +
Yes — full residential demolition where ACM is present, from typical 3–4 bedroom homes through to larger Queenslanders and outbuildings. Larger commercial or industrial demolitions we'll assess case-by-case and partner with a licensed demolition contractor where appropriate.
How long does a typical knockdown take? +
A standard residential knockdown with ACM stripping typically runs 1–2 weeks: a few days to strip the asbestos, a day or two for non-ACM stripout (fixtures, fittings), and the remainder for structural demolition, slab removal, and clean-up. Council inspections and disconnections add lead time before any work starts.
Do you handle utility disconnections? +
We coordinate them. Water, power, gas, and sewer all need formal disconnection before demolition can proceed. We can manage the process for you or work alongside your existing project manager. Either way, we won't start until disconnections are confirmed in writing.
What about the slab and footings? +
Quoted as part of the scope. Most knockdown-rebuild jobs include slab removal so the site is ready for the new build. Some buyers prefer to retain the slab if the footprint suits — we'll quote either way.
What paperwork do I get? +
Written quote and scope, demolition control plan, asbestos control plan, clearance certificate for the ACM portion, waste tracking from licensed disposal facilities, and a completion report. This is what council, your builder, and your insurer need.

Talk through a demolition job

Demolition jobs need a proper conversation — what's coming down, whether approvals are sorted, disconnections, timing for the rebuild. A phone call moves it faster than email.

  • We'll walk through scope, approvals, and disconnections on the call
  • Site visit to measure and confirm scope
  • Written quote covering the full demolition programme
